Do you list pricing on your website?
No. Management programs and pricing depend on the property, neighborhood, and operational needs. We determine this after a property review to ensure the correct level of oversight.
How do I get started with RentalDoors?
The first step is a Property Review. We’ll review your property, discuss your goals, and determine whether RentalDoors — and which management program — is the right fit.
Can I choose my management program?
No. Management programs are assigned, not selected.
Program placement is based on property condition, neighborhood profile, tenant risk, maintenance requirements, and ownership goals. This ensures the correct level of management and better long-term outcomes.
What management programs do you offer?
RentalDoors offers four management programs:
RentalDoors Essential™ – for stable properties
RentalDoors Secure™ – for higher-risk or challenging environments
RentalDoors Premier™ – for high-quality homes requiring proactive care
RentalDoors STR™ – for eligible short-term rentals
Not all properties qualify for all programs.
Do you manage properties in tougher neighborhoods?
Yes. Properties that require stronger oversight are managed through RentalDoors Secure™, when appropriate.
Secure includes firmer enforcement, enhanced screening, and mandatory property standards. It is assigned only when needed and requires owner participation.
What makes Secure different from Essential?
Secure involves increased inspections, stricter enforcement, enhanced tenant screening, and mandatory repair standards. It is designed to stabilize properties that require stronger controls.
What qualifies a property for Premier?
Premier is reserved for well-maintained homes in higher-demand areas where proactive care, presentation, and tenant experience are priorities. Deferred-maintenance properties do not qualify for Premier.
How do you screen tenants?
We use a disciplined screening process that evaluates income, employment stability, rental history, credit profile, and criminal background where legally permitted.
Screening standards may vary by management program and property needs.
Can I override tenant screening decisions?
No. Tenant screening standards are not negotiable. This protects the property, tenants, owners, and our ability to manage effectively.
Do you guarantee rent or tenants?
No property manager can ethically guarantee rent or tenant behavior. What we do guarantee is consistent screening, professional enforcement, and timely action.
Who handles maintenance?
RentalDoors coordinates maintenance through qualified vendors using established processes. Our focus is timely response, cost control, and protecting the property.
Do owners have to approve every repair?
Minor and urgent repairs may be handled without prior approval to protect tenant safety and prevent property damage. Approval thresholds are discussed during onboarding.
What if I don’t want to make certain repairs?
RentalDoors requires properties to meet minimum habitability and safety standards. If an owner is unwilling to make required repairs, we may decline or terminate the management relationship.
How do you communicate with owners?
Owners receive regular financial reporting, documentation of major issues, and clear communication regarding maintenance and enforcement matters. They also have a full access to the online portal.
How often will I hear from you?
Communication is issue-driven, not constant. Well-managed properties generate fewer surprises, which is the goal.
How do you handle late rent?
Rent policies are enforced consistently and professionally according to lease terms, management program standards, and applicable law.
When do you file evictions?
Evictions are filed when necessary and in compliance with the law. We do not delay enforcement in ways that create larger problems later.
Can you work with tenants on payment plans?
In limited and documented situations, yes. Payment plans are structured, monitored, and not automatic.
Do you manage short-term rentals or furnished rentals?
Yes, through RentalDoors STR™, subject to eligibility.
What makes a property eligible for STR management?
Eligibility depends on market demand, property condition, local regulations, and owner responsiveness. All STR properties require a feasibility review.
Do you handle permits and compliance?
We help owners understand compliance requirements, but owners remain responsible for permits and legal compliance.
What type of owners are not a good fit for RentalDoors?
RentalDoors may not be a good fit for owners who want the cheapest option, resist maintenance requirements, expect exceptions to enforcement, or prefer unmanaged decision-making.
Can management be terminated if it’s not working?
Yes. Termination terms are outlined clearly in the management agreement. We value transparency and alignment.
